Habitat for Humanity of Glynn County Homeownership Eligibility Requirements

Our goal at Habitat is to provide a safe, decent and affordable place for everyone to live. That is where our Homeowner Program comes in! This program provides a way for a qualified Habitat homeowner to purchase a Habitat home at a 0% interest rate.

To be considered as a candidate for the Habitat for Humanity of Glynn County Homeownership Program, you must be able to answer “YES” to all of these questions:

  1. Citizenship/Residency: Are you a U.S. citizen or permanent legal resident?
  2. Local Connection: Have you lived and/or worked in Glynn County, GA for at least the past 12 months?
  3. Need for Housing: Can you demonstrate a need for housing? This can include spending more than 30% of your income on housing, living in inadequate or unsafe conditions, or being unable to secure suitable housing through conventional means.
  4. Willingness to Partner: Are you willing to contribute to the program by completing “sweat equity” requirements (physical labor) and participating in education classes?
  5. Ability to Pay: Can you demonstrate the ability to afford a monthly mortgage payment with an interest-free loan? This involves providing documentation of a continuous source of income for the past two years, timely bill payments, good credit score, debt-to-income ratio does not exceed 43%, and income falling within specified limits based on household size. See Chart Below.

If you can answer “YES” to all of these questions, you may be eligible for the program. It’s essential to review the specific income limits and documentation requirements outlined by Habitat for Humanity of Glynn County. If you meet these criteria, we encourage you to proceed with the application process during the open enrollment period.

Habitat for Humanity of Glynn County assesses eligibility for the Home Purchase Program based on overall payment history rather than credit score alone. All accounts and bills must be current, and any bankruptcy must have been discharged for at least three years. The organization reviews Tri-Merge Credit Reports, evaluating payment history on all debts, including those with no outstanding balance.

Required documentation includes pay stubs, bank statements, tax returns, utility bills, identification, social security cards, and relevant legal documents. Additionally, veterans must provide a copy of the DD-214 form.
